The Carwell Farm is located approximately 2.5 miles north of Highway 64 via County Road 453. County Road 453 is about 5 miles east of Parkin, Arkansas via highway 64. The farm is 35 miles northwest of Memphis, Tennessee.
ACREAGE:
Carwell Farm has 635.8 acres of Farmland and 559.8 acres of Cropland and 47.5 acres of CRP that pays $82.50 per acre annually. The CRP contract expires in 2017 and will be renewable according to FSA.
GOVERNMENT CROP BASES AND PAYMENTS:
Carwell Farm has 270 acres of rice base and 307.9 acres of Wheat base. The 2009 Direct Payment is $31,034 or $55.92 per acre.
IMPROVEMENTS:
Approximately 75% of the farm is precision leveled.
IRRIGATION:
There are 4 irrigation wells on the farm. The static water table is about 25 feet and the wells are set at 80 feet. In this area the wells are commonly drilled to a depth of 120 feet.
SOILS:
The soils are Alligator Clay 86%, Earle Clay 12%, and the balance is Bowde Silty Clay.
HUNTING:
Waterfowl hunting in the area is very good because the farm is located about one mile east of the St Francis Floodway. A large slough meanders through the property and is an old established flyway and holding area for waterfowl. Left over grain in the fields is a magnet to the ducks and geese in this intense agricultural area.
RENTAL INCOME:
The owner has agreed to lease the farm back for a period of 3 to 5 years and will guarantee a 5% return on investment.
